Tee Tiny Houses is a turnkey provider of tiny houses. We assist our customers through the entire process of custom tiny house construction, from design and building to delivery. The following is a step-by-step guide that will hopefully help you through the process.

Step-by-Step Building Process

Step 1: Begin with a defined plan.
To provide you with an exact cost for your tiny house, we need to have a house plan, select materials and compile specification sheets for all appliances and building components. Therefore, selecting or designing a house plan is our first step of the process. You may:

  1. Use one of our plans.
    The first is to select one of the five models that we offer, and we will work with you to customize the plan to fit your individual taste. All of our designs offer various choices of building materials, finishes, colors, and amenities so that you customize the design to fit your lifestyle and preferences.
  2. Work with us to design a custom plan.
    As a second option, we offer architectural design services to assist you with the custom design of a tiny house to fit your individual needs. For the design service fee of $500, our design partner will meet and work with you to develop a full set of construction plans/blueprints for your use.
  3. Bring us a complete set of working plans.
    Third, bring us a complete set of blueprints for your custom tiny house and we can provide you with an estimated cost for construction.

Step 2: Cost Estimate Defined & Proposal Submitted
Once blueprints are completed, Tee Tiny Houses will develop a cost proposal that will include a detailed cost estimate including material and building specifications. The proposal will include payment and estimated production schedules. Tee Tiny Houses will present and discuss the proposal with you personally, so that we may answer any questions you may have.

Step 3:  Purchase Agreement Signed & Deposit Made
Upon approving the proposal, a Purchase Agreement will be will be required for sign off between the buyer (you) and the seller (Tee Tiny Houses).  A 20% deposit will be required to begin construction. If financing is required, Tee Tiny Houses will refer you to our lending partner.

Step 4: Pre-Construction Meeting & Production Timeline Review
Once purchase agreement is signed, you will meet with your Tee Tiny House representative to go thru a production timeline and discuss the details of the build. Your representative will lead you thru the process, inform you of decisions that you will need to make throughout construction, and let you know at what stages payments will be due until completion.

Step 5: Trailer & Materials Ordered
Tee Tiny Houses will then order the trailer from the manufacturer. Trailer turnaround typically takes two weeks. During this period of time, materials are ordered and subcontractors are lined up.

Step 6: Construction commences upon delivery of trailer.
Depending on the complexity of construction and the facilities project load, construction time typically will range anywhere between 9-12 weeks. (Your specific build will be detailed in your production timeline.)

Several things will happen during the construction phase:

    • Licensing of trailer
    • Appliances ordered
    • Framing, window, and door installation
    • Insulation
    • Plumbing and electrical rough in
    • Roofing and exterior siding installation
    • Cabinetry built
    • Selection meetings planned for paint, etc.
    • Inspections throughout build
    • Interior complete
    • Plumbing, lighting, and appliances installed
    • Client is welcome to visit facility at various times during construction to check on progress.
    • Progress check-ins with client scheduled
    • Draws for payment at 3-5 milestones throughout construction

Step 7: Completion, final inspections and delivery.
Once the unit is finished and final inspections are complete, Tee Tiny Houses will work with the buyer to determine delivery arrangements — whether you choose to move unit or a transporter will be required. At this time, you will need to secure the property insurance. Tee Tiny Houses will conduct a final walk-thru with buyer before the final transfer of unit.

Inspections and Certifications

Adherence to NOAH Presently there is no official code to build a tiny house. It will take municipalities a while to adopt new changes in the International Residential Code (IRC) that address tiny house building.

In the meantime, Tee Tiny Houses has taken the prudent step of voluntarily selecting to build all houses to NOAH certification to ensure their buyers that each house is thoroughly inspected and built to a nationally recognized standard for tiny house construction.

NOAH, the National Organization for Alternative Housing, offers inspection and certification services to provide buyers with the confidence that tiny homes are built incorporating nationally recognized safety, construction, and energy efficiency standards currently used by the Home Building & RV industries:

  • NFPA – National Fire Protection Association
  • NEC – National Electrical Code
  • IRC – International Residential Code
  • NHTSA – National Highway & Transportation Safety Association (for Tiny Houses on Wheels)

Each Tee Tiny House is inspected at various stages during construction to ensure the build is up to code and once complete, receives a certification on each house built.
